Vacant property security in Metro Vancouver
Vacant warehouses, office floors and buildings between tenants are exposed to break-ins, illegal dumping, unauthorized occupancy and undetected damage such as leaks. A patrol officer inspects the property on a schedule you set, and visits can be documented in dated reports, with photos where appropriate.

What goes wrong in an empty building
Nobody is there to notice. A forced door, wiring stripped from a mechanical room, waste dumped in the yard or a slow leak can sit for weeks. The longer a property is empty, the more it attracts.
What an inspection covers
The officer walks the outside and, where you give access, the inside. They check every door and window, the fence and gates, and any roof access, and look for signs that someone has been in. They photograph the same points each time, so one visit can be compared with the last.
The record
Where reporting is part of the service, a visit is recorded with the date: the time on site, what was checked, what was found, and the photos. Keep it with the property file. If a lender, an insurer or a buyer asks how the building was looked after while it was empty, you have a record to show.

How often should a vacant building be inspected?
It depends on the building. Some insurance policies set conditions once a property becomes vacant, so we recommend confirming the interval your policy requires. We schedule inspections to match.
Do your officers inspect the interior?
Yes, where keys or access codes are provided. Otherwise the officer inspects the exterior: doors, windows, fencing and the yard.
What do we receive after each inspection?
A dated report showing the time on site, what was checked and what was found, with photos.
What happens if someone is found inside?
The officer does not confront the person alone. They notify your contact, and the police where your plan requires it, and document what was observed.
